+congress lofts

Location: Kansas City, Missouri
Client: Del Properties
Contractor: HarenLaughlin Construction
Historical Consultant: Strata Architecture + Preservation
Cost: Withheld

Congress Lofts encompasses an ambitious adaptive reuse of the early-1900's Congress Building and connected parking garage into a mixed-use hub in the Midtown area of Kansas City, Missouri. A secured parking garage, ground floor retail, 53 market-rate apartments, a fitness room, and a public roof terrace round out the program for this building's new life.

The entry lobby was retained and brought back to its' original splendor while the original storefronts were rebuilt to create 4 modest retail spots at the street level. Above, the original office building and three levels of a very tight parking garage were repurposed into a mix of smaller footprint units in the office portion and larger, split-level units in the repurposed parking garage. Split level units include large private balconies facing east into the neighborhood. The lowest two levels of the parking garage were modernized to provide secured parking for residents.

Top floor units make use of a building addition constructed during the 1940's incorporating exposed bowstring trusses, mezzanines, and private roof decks at select units. This floor also provides access to a common, north-facing, roof terrace offering views of the surrounding neighborhood and downtown Kansas City.
